Objective of Role

Cullinan is currently seeking a full-time VP, Investments in our current Burr Ridge office, however our office will be moving to Oak Brook, IL soon. This role will serve a key role in the firm’s acquisition and disposition efforts throughout target markets in the southeast and Midwest. This includes all phases of the transaction process such as sourcing existing opportunities, underwriting the investment, negotiating legal documents, completing due diligence, and closing the transaction with limited oversight. The VP, Investments will also complete various financial analysis of both the Company’s investment targets as well as development and redevelopment opportunities with responsibility for creating and maintaining various mixed-use development project proformas and reporting templates. The position offers a fast-paced work environment in a dynamic organization with specific responsibilities varying day-to-day across projects.

 

Responsibilities

  • Perform financial analysis of acquisitions and development opportunities via complex financial modeling, analysis of cash flows, application of valuation methods using a combination of Argus and Excel, partnership waterfalls and debt/equity models.
  • Create and maintain development project proformas for both potential investment as well as on-going projects.
  • Prepare investment committee memos, advanced financial reports, sensitivity analysis, and presentations for Company and third-party review.
  • During due diligence, review purchase contracts, development budgets, operating information, leases, complex property and partnership agreements and provide abstracts or variance analysis as necessary.
  • Collect and analyze market intelligence including sale comparables, advanced location analytics, and demographic data.
  • Monitor target markets and evaluate surrounding ownership, competitive assets, government initiatives, and other market fundamentals including traveling to target markets, as needed.
  • Underwrite, review, source, and participate in the development of equity and debt structures for acquisitions and potential developments including preparation of lender-required deliverables.
  • Actively engage with owners, brokers, equity partners, lenders, attorneys, and various internal departments, as appropriate.
  • Travel to target markets as required to build relationships and tour properties.

 

Qualifications

  • 5+ years of previous experience in acquisitions/dispositions or real estate development.
  • Understanding commercial real estate fundamentals and underwriting parameters across different asset classes, including retail, office, and multi-family.
  • Demonstrated advanced proficiency in Excel based pro-forma modeling, data analysis, and reporting required.  Argus Enterprise experience required.
  • Strong quantitative background, understanding of real estate metrics (net present value, internal rate of return, cap rates, discount rate, etc), and knowledge of accounting concepts.
  • Excellent presentation skills including proficiency in analytical writing and the ability to effectively communicate and present well-reasoned and data-supported conclusions to a variety of audiences.
  • Experience underwriting multiple classes of real estate including retail, office, and multi-family preferred.  Working knowledge of partnership structures, waterfalls, and debt/equity a plus.
  • Well-rounded, with the ability to multi-task in a fast-paced environment that requires an interdisciplinary mindset and aptitude to learn quickly.
  • Candidate must have strong written and verbal communication skills, including an ability to conduct themselves professionally with both internal and external stakeholders.
  • Ability to handle large volume of work; excellent organizational skills and ability to prioritize work to meet deadlines.
  • Candidate should be enthusiastic and motivated to succeed in a team environment.

 

Compensation & Benefits

Cullinan Properties compensation will be commensurate with the market.

  • Salary: $150,000 – $180,000 per year, based on experience and qualifications.
