SENIOR DEVELOPMENT MANAGER

SUMMARY:
Cullinan Properties (the “Company”) is currently seeking an experienced Senior Development Manager who will be responsible for managing development of assigned projects, including Rock Run Crossings, an exciting new mixed-use development in suburban Chicago. Cullinan Properties is a multi-disciplined, leading developer of real estate specializing in commercial and mixed-use developments and acquisitions. Cullinan Properties develops, manages, and owns mixed-use, retail, multi-family, office, governmental and medical properties throughout the United States.

The selected individual will report to the SVP|Director of Development and work with other Company team members to successfully complete Cullinan developments on time, within budget and adhering to project objectives. The Senior Development Manager acts as the primary interface between the Company and the project team from entitlements, design oversight and continuing through permitting, contract negotiation/execution, construction, tenant turnover and culminating with project completion, closeout, warranty oversight and turnover to Property Management.

Additionally, the Senior Development Manager would have the following responsibilities and requirements:

DUTIES & RESPONSIBILITIES:

• Lead coordination of multi-disciplinary project team including Development, Finance, Leasing, Marketing, Tenant Coordination and Property Management to manage the full cycle      development process through entitlements, financing, lease negotiation/finalization, design, construction, and project completion.
• Manage and oversee all aspects of the design and construction process including but not limited to any master planning of the plan development, collaborative strategic action plans, negotiation of contracts, development of the construction documents, project schedules and budget.
• Provide timely and accurate reports to ownership and management to advise on status of assigned development projects. Reporting will be in both internal departmental reporting and corporate reporting as well as external reporting.
• Participate in the analysis of new development, redevelopment, and tenant-specific opportunities.
• Coordinate with the investment team to guide and oversee the preparation of project proposals, proformas, budgets, and feasibility analyses, including determination of time and funding requirements.
• Cultivate relationships and lead interface, in conjunction and coordination with potential business partners, municipalities, and other governmental agencies, consultants, and professional organizations for assigned project(s).
• Obtain zoning approvals and procure necessary permissions and licenses.
• Manage the pre-development process from initial identification and evaluation including any conceptual site planning analysis, through investment approval, entitlements, and pre-leasing.
• Manage direct reports assigned for the day-to-day execution of construction projects.
• Obtain ownership and management approvals as required.
• Lead efforts to secure state, federal and city subsidies for assigned new developments.
• Regularly participate in industry-related education programs and trade associations to keep ahead of the curve in industry trends and to represent the company.

POSITION REQUIREMENTS:

• 7-10+ years’ proven experience in a real estate development manager leadership role overseeing and coordinating the design and construction of multi-family, retail, office and mixed-use projects.
• Bachelor’s degree in construction management, urban planning, architecture and/or engineering. Real estate experience and business concentrations preferred.
• Strong organizational, communication and presentation skills as well as good judgment and integrity.
• A disciplined, energetic individual with a reputation as a team player and collaborator who knows how to get things done on time and within budget.
• A focused individual who is skilled at schedule development and adherence, contract negotiations, managing consultants and the approvals process, as well as proforma and costing analysis.
• A creative problem solver who knows when to act independently yet consults the senior management team when necessary and well in advance of crisis situations with foresight and integrity.
• Ability to execute and manage multiple projects simultaneously.
• Ability to foster positive relationships with colleagues, clients, vendors, contractors and subcontractors
• Travel is expected.
