Property Accountant

Cullinan Properties, a leading commercial real estate developer, is seeking a Property Accountant in its East Peoria, IL office to join the Accounting team. The selected individual will report to the Controller and will complete all accounting and financial statement preparation, cash flow management, and budgeting for multiple properties within the Cullinan Companies portfolio.


  • 0 – 3 years’ experience in accounting, account reconciliations, financial statement preparation, preparation of cash flow projections and preparation of operating expense budgets
  • Bachelor’s Degree (Accounting BS preferred)
  • Proficient with Microsoft Excel
  • Experience with commercial real estate accounting software a plus (MRI, Yardi, etc)
  • Detail oriented, highly organized, and able to prioritize workload across multiple tasks, set milestones, and track progress
  • Excellent written and verbal communication skills, able to communicate effectively and professionally
  • Desire to work in a fast-paced, high accountability environment


  • Complete all accounting and financial statement reporting for 10-15 entities including:
    • Record all cash transactions daily for all entities
    • Ensure that all balance sheet accounts (assets, liabilities, and equity) are reconciled on a monthly basis
    • Process payables daily and ensures payments are done in a timely manner
    • Prepare monthly financial statements accurately and timely
  • Shared responsibility to prepare routine and non-routine billings: percentage rent, new tenant, annual recoveries, calendar year billings, utility billings, and special situations.  Ensures timely payment is made on these billings.
  • Have a basic understanding of operating/investor agreements for each entity and the resulting investor transactions that are recorded
  • Prepare monthly cash flow projections and necessary cash funding requests for all entities
  • Prepare, along with property manager, the annual budget for assigned properties.
  • Prepare periodic reforecast budgets for all assigned entities
  • Shared responsibility to ensure monthly rent is collected from all tenants by due date
  • Shared responsibility to maintain current tenant master rent roll for all entities
  • Shared responsibility to maintain, track and inform property manager and ownership no less than monthly of all lease related issues including but not limited to compliance with exclusivities, co-tenancies, minimum rents and kick-outs.
