Cullinan Properties, a leading commercial real estate developer, is seeking a Financial Analyst in its East Peoria, IL office to support the company’s retail, office, and medical properties.  This position will manage multiple assignments involving financial modeling of complex projects and long-term financial projections along with budgeting and monthly financials.

Requirements:

  • Detail oriented, highly organized, and able to prioritize workload across multiple transactions, set milestones, and track progress
  • Excellent written and verbal communication skills, able to communicate effectively and professionally
  • Desire to meet deadlines and work in a fast-paced, high accountability environment
  • 2-5 years Finance or Accounting experience; concentration in commercial real estate a plus
  • Must have extensive computer and modeling skills including Argus, MS Excel, macros, and the ability to learn specific computer programs as needed.
  • Bachelor’s Degree in Finance, Accounting, Business

Responsibilities:

  • Assist in underwriting and analyzing sale and lease opportunities by reviewing LOI/lease proposals for new tenants and lease renewals for assigned projects.
  • Provide input on site plans for prospective tenants on assigned projects.
  • Assist during the loan and property acquisition/disposition closing process.
  • Interact with and provide guidance to internal leasing agents on a daily basis.
  • Work with construction and asset management to reduce development and operating costs.
  • Conduct financial feasibility analysis on assigned acquisitions, dispositions, or holdings.
  • Develops fiscal projections and makes recommendations based on the results.
  • Develop budget revenue and expenditure projections.
  • Develop projections on new projects and acquisitions, including multiple sensitivity analysis.
  • Ensure integrity and veracity of existing financials on assets under consideration for acquisition, disposition, or partnership.
  • Develop, recommend, review, source and participate in the development of equity and debt structures for assets and acquisitions.
  • Develop an objective methodology for effectively ranking the financial desirability of acquisitions on new projects.
  • Assist with loan renewals including review of terms prior to sending out for attorney review, completing abstract upon finalization of loan documents.
  • Creation of investment offering memorandums and lender/investor marketing materials as assigned.
  • Assist with preparation of lender materials for loan presentation.
  • Assist with preparation of materials needed for property appraisals.
  • Assist with the monthly and annual financial reports for assigned projects.
